At The Hive, a six-story student housing community serving University of Iowa students, precast concrete was used to construct a two-story parking garage that supports the development’s 250 apartment-style units. The garage includes secure parking for 206 vehicles and dedicated bike storage. The project incorporated more than 100,000 square feet of hollowcore plank, along with precast beams, columns, wall panels, and solid slabs to create a durable and efficient structure.

Near the Marquette University campus, IVY on 14th demonstrates how precast systems support mixed-use student housing developments. The five-story building features 80 luxury apartments with 165 student beds and first-floor retail space. Precast beams, columns, hollowcore plank, and wall panels were used to construct the underground parking structure while also providing fire separation and acoustic buffering between spaces.

Precast concrete can also help architects achieve highly specialized design goals. When the University of Chicago developed a three-building student housing addition for 800 students, the design team needed to match the campus’ historic Gothic architecture while meeting modern construction timelines.

Architectural precast panels were selected to replicate the look of carved limestone. More than 1,000 custom panels with acid-etched finishes and sculpted forms were produced using 156 molds. The panels create dramatic vertical patterns across the buildings while also providing sun shading and thermal mass for improved performance. The project was completed on an accelerated schedule and earned recognition as a 2018 PCI Design Awards winner.
